North of Montauk Highway is Bridgehampton's horse country and its entry point. Lumber Lane, Scuttle Hole Road, Mitchell Lane, Snake Hollow Road, and Butter Lane run past paddocks, riding rings, converted barns, and farmhouses on parcels that range from under an acre to working acreage, and the Hampton Classic showgrounds anchor the whole quadrant. The housing mix is older cottages, farmhouses, artist studios, and a growing number of substantial new builds on cleared farmland. This is also the fastest route to Sag Harbor. Recent activity has commonly run from under $2 million for cottages needing work up to roughly $5 million for renovated houses on acreage, with equestrian properties priced on their improvements.
