South of the Highway and the Oceanfront

The oceanfront strip along Dune Road, Surfside Drive, and Mid Ocean Drive is the top of the Bridgehampton market and one of the highest-priced stretches of coast in the country. Parcels are small relative to their price because what is being bought is ocean frontage, and the houses are predominantly contemporary new construction with pool, spa, and a private boardwalk over the dune. The benchmarks are recent: 165 Surfside Drive closed at $58 million in November 2025 on 1.5 acres with 125 feet of frontage, and a 2.2-acre Mid Ocean Drive estate traded at roughly $57 million weeks before. Every Bridgehampton sale above $20 million in 2025 was south of the highway, and there were seven of them. Expect entry to true oceanfront in the $20 million range and up, with much of it trading quietly.
