The Amagansett Dunes and Beach Hampton

The Dunes is the local name for the Beach Hampton area south of Montauk Highway between Mako Lane and Napeague Lane, and it is the most community-minded pocket in the hamlet. Houses are mostly shingled cottages and modest contemporary beach houses on small lots along a mix of paved and unpaved beach roads, and the Amagansett East Association maintains six private roads and three member beach-access walkways. The culture here favors continuity over bidding wars, so listings often move through neighborhood networks. Buyers trade lot size and privacy for a boardwalk to the ocean and neighbors who know each other. Recent activity has commonly run from about $3 million to $10 million, with dune-front positions higher.
